Commercial Roofing in the Berkshires

Carlisle certified for flat roofing. One point of contact on every job.

Roof replacement and new low-slope systems for offices, warehouses, retail, multi-family buildings and churches, run from our Pittsfield and Lee offices.

Commercial roofing

Roofs for buildings that have to keep running

On a business, an apartment building or a church, people are still using the building while the roof is replaced, so access, staging and the order of the work are planned with the owner before the first section comes off.

Owners and managers deal with the same person from the first roof walk to the last, and the price, materials and scope are spelled out on paper before anything is signed.

Chris is on site for commercial jobs the same way he is for houses, and the work is done by CBR's own crews.

Systems

Low-slope systems for commercial buildings

On a commercial building the choice comes down to roof area, how it drains, what sits on it and who walks on it.

Large black membrane commercial roof with skylight domes

EPDM

Covers big, open roof areas over warehouses and long buildings with very few joints to maintain.

TPO

A bright membrane that cuts heat gain on roofs over offices and retail space in summer.

Modified bitumen

Holds up where HVAC techs and maintenance crews are on the roof regularly.

Pitched commercial roofs

Churches, barns and steep-roof buildings

Churches, converted barns, inns and older downtown buildings often have tall, steep roofs instead of membrane, and those jobs need staging, cranes and crews comfortable working at height.

CBR has re-roofed brick churches and long barn-style commercial buildings in the Berkshires with new shingle roofs, using cranes to lift materials to the roof and keep the ground clear.

Many buildings have both: a steep main roof with flat sections over additions or entrances. We handle both in the same project, including the flashing where they meet.

How it works

A commercial roof project, step by step

From the first roof walk to closing out the job.

1

Walk the roof

We look at the membrane, seams, drains, flashing, edge metal and rooftop units, and note where water has been sitting.

2

Scope and schedule

You get the scope and price in writing, along with how access and staging will work at your building.

3

Tear-off and install

The old roof comes off, wet insulation and damaged deck are replaced, and the new system goes on in the planned order.

4

Close out

Flashing and edges checked, debris removed, and a walk of the finished roof with the owner or manager.

Cost

What drives the price of a commercial roof

Commercial estimates are built from the roof walk. The biggest factors:

Roof area and access. Square footage sets the material quantity, and a building that is hard to reach with a lift or crane adds equipment cost.

What is under the membrane. Wet insulation and damaged deck found during tear-off have to be replaced, and older roofs often have more than one layer.

Rooftop equipment. HVAC units, vents, skylights and hatches each need flashing and sometimes curbs raised to the new roof height.

Drains and edges. Internal drains, scuppers, gutters and edge metal are often replaced along with the membrane so water leaves the roof properly.

Questions

Commercial roofing questions

What owners and property managers ask us.

Can my business stay open during the roof replacement?

Usually, yes. Access, staging and the order of the work are planned with you up front so the building can keep running, and we'll go over what to expect for your building at the estimate.

Should I repair or replace my commercial roof?

When leaks keep coming back in different places, seams are failing across the roof or the insulation underneath is wet, replacement is usually the better investment. The roof walk shows how widespread the problems are.

What types of commercial buildings do you work on?

Offices, warehouses, retail and mixed-use buildings, multi-family buildings, churches and barn-style commercial buildings, both flat and steep roofs.

Which areas do you cover for commercial work?

North and South Berkshire County, from our Pittsfield and Lee offices.

Are you licensed and insured?

Yes. CBR is licensed in Massachusetts (LIC #101201, HIC #160959), insured, and a Carlisle certified installer for flat roofing.
